Cost to Build a Swimming Pool UK 2026: Full Breakdown

The quick answer

In 2026, building a swimming pool in the UK costs from about £36,000 for an in-ground liner pool and £48,000 for an 8m × 4m reinforced concrete pool. Infinity edge pools start around £90,000, indoor pools from £75,000 and basement pools from £95,000. Bespoke luxury projects with spas, steam rooms and changing rooms commonly reach £200,000–£300,000.

Those figures are our own starting prices in London and the South East. Across the UK market, independent cost guides put an installed liner pool at £30,000–£60,000 and a concrete pool at £45,000–£100,000+ (BestBuilders, Q3 2026).

What a pool quote should include

A complete, itemised quote for an outdoor concrete pool should cover:

  1. Design and engineering: layout, structural design and the specification.

  2. Excavation and spoil removal: digging out and taking away the soil, which for an 8m × 4m pool is around 50 tonnes.

  3. The pool shell: steel reinforcement and concrete, or blockwork for a liner pool.

  4. Waterproofing and pressure testing.

  5. Pipework, filtration and plant room.

  6. Heating: usually an air source heat pump.

  7. Interior finish: tiles, mosaic, plaster or liner.

  8. Coping and edge detail.

  9. Lighting and controls.

  10. Commissioning and handover.

Common extras that catch people out

  • Surrounding paving or decking, often quoted separately.

  • Pool cover: automatic slatted covers typically cost £4,000–£12,000, and are the single biggest saving on running costs (BestBuilders).

  • Difficult access: where machines can't reach the garden, hand excavation for an 8m × 4m pool can add £3,000–£8,000 to excavation alone (Trade2Base).

  • Electrical supply to the plant room.

  • Ground conditions: rock, clay or a high water table need extra engineering.

  • Planning, Building Regulations and party wall fees where they apply.

  • Fencing, landscaping and garden reinstatement.

What drives the price up or down

Construction method. A liner pool is the lowest-cost route into a pool; reinforced concrete costs more but gives you any shape, any finish and the longest life.

Size and depth. Bigger and deeper pools need more excavation, more steel and concrete, more finish and larger plant.

Edge detail. Deck-level and infinity edges need overflow channels and balance tanks, which add structure and plant.

Finishes. Glass mosaic and natural stone cost more than plaster or standard tiles, but define the look of a luxury pool.

Location and access. Labour rates vary by 20–30% across the UK, with London and the South East highest (BestBuilders). Tight urban sites add cost through hand digging, conveyors and cranes.

Indoor or outdoor. An indoor pool adds the enclosure, insulation and air handling, which is why indoor pools start higher. Our indoor pool cost guide breaks this down.

Running costs after the build

Budget for running costs as well as the build. Independent UK guides put the annual running cost of a heated outdoor pool at around £1,200–£3,000, covering heating, chemicals and electricity (BestBuilders). A good cover, an efficient heat pump and correctly sized filtration keep you at the lower end. Indoor pools have their own running cost profile, explained in our indoor cost guide.

How to get the best value

  • Get itemised quotes and compare them line by line, not on the total.

  • Spend on what you can't change later: structure, waterproofing and pipework.

  • Invest in a cover and heat pump at build stage; they pay back through lower running costs.

  • Plan early. Autumn and winter design means you are ready to build in spring, before diaries fill.

  • Choose a specialist pool contractor. Our guide to choosing a swimming pool contractor lists the 12 questions to ask.

Frequently asked questions

What is the cheapest way to build an in-ground pool?

An in-ground liner pool in a standard rectangular shape, on a site with good machine access. Expect from about £36,000 with us, and from about £30,000 across the wider UK market.

Is a concrete pool worth the extra cost?

For most homeowners planning to stay long term, yes: concrete gives you any shape and finish, and the structure lasts decades. A liner pool costs less upfront but the liner needs replacing periodically.

How long does it take to build a pool?

Typically 8–16 weeks for an outdoor in-ground pool, longer for concrete pools on difficult sites, and several months for indoor and basement pools.

Do prices include VAT?

Always check. Quotes may be shown with or without VAT, which makes a large difference on a pool budget.

Does a pool add value to a house?

It can in larger homes where buyers expect one, particularly in London and the Home Counties. Treat it as a lifestyle investment first.
