Why basement pools are a specialist discipline

A basement pool is a tank inside a tank. The pool shell must hold water in; the basement structure must keep groundwater out; and the air in the room must be controlled so that the moisture the pool gives off never reaches the fabric of the house. Get any one of these wrong and the consequences — leaks, condensation, mould, corroded steel — are expensive and disruptive to correct in a finished home.

That is why we treat every basement pool as an engineering project first and a design project second. Structure, waterproofing, mechanical services and finishes are planned together from day one, not handed between separate trades.

 

Our basement pool process

• Feasibility and survey — we review the site, existing drawings, ground conditions and access, working alongside your structural engineer and architect. For existing basements we assess slab depth, headroom and whether the structure can carry several tonnes of water per square metre.

• Design and 3D visualisation — pool size, depth, edge detail (skimmer, deck-level or infinity), lighting, finishes and plant room layout, all modelled before excavation begins.

• Structure and waterproofing — a reinforced concrete pool shell within the basement box, with multi-layer waterproofing designed to BS 8102.

• Mechanical and electrical — filtration, heating, ducted dehumidification and electrical work to NICEIC standards, designed as one integrated system in a dedicated plant room.

• Finishes and commissioning — mosaic or large-format tiling, coping, lighting, automatic cover and controls, followed by full commissioning, water balancing and handover documentation.

 

Waterproofing: the non-negotiable

Basements in London sit in clay, gravel and perched groundwater. BS 8102 sets out three types of protection — barrier (Type A), structurally integral (Type B) and drained (Type C) — and for a pool in a habitable basement we specify a combination, so that a defect in one layer never becomes a leak into the house. The pool shell itself is tanked separately from the basement structure. This belt-and-braces approach is what allows us to put a 10-year structural guarantee on every basement pool we build.

 

Air, humidity and the plant room

An uncovered indoor pool can evaporate one to two kilograms of water every hour. In a basement — with no windows to open and the whole house above — that moisture must be removed mechanically, all the time. Every basement pool we build uses a ducted air handling unit that supplies dry, tempered air and extracts humid air, sized from a proper moisture-load calculation rather than a rule of thumb. It is paired with an automatic pool cover, which cuts evaporation by around 70–80% when the pool is not in use.

The plant room houses filtration, heating, dehumidification and controls. We plan it early, because in a basement every square metre counts — and good access for servicing matters for the next twenty years, not just on handover day.

Planning, party walls and neighbours

Many London boroughs have specific basement policies that limit depth, the footprint under the garden and construction impact, and most basement projects in terraced or semi-detached houses need Party Wall agreements with neighbours. We work with your architect and structural engineer to design a pool that fits within your borough's rules, and we plan logistics — spoil removal, deliveries, working hours — to keep disruption to neighbours to a minimum.

Frequently asked questions

Can you put a pool in my existing basement?
Often, yes — if there is enough depth and headroom and the slab can be designed to carry the load. A pool usually needs around 1.4–1.8m of depth below finished floor level, so many conversions involve lowering part of the floor. We confirm feasibility at survey stage.

How long does a basement pool take to build?
Inside an existing or newly completed basement shell, the pool itself typically takes 4–6 months from start on site to handover. Where the basement is also being dug, the overall programme is longer and is set by the main basement contractor.

Will a basement pool cause damp in my house?
Not when it is designed properly. BS 8102 combined waterproofing keeps groundwater out, the separately tanked pool shell keeps pool water in, and ducted dehumidification with an automatic cover controls humidity in the room.

What does a basement pool cost to run?
For a heated 8m × 4m indoor pool used daily, expect roughly £3,300–£6,500 a year for energy, chemicals and servicing. An automatic cover and variable-speed pumps bring this down significantly.
